Wisconsin Licensing Requirements

By Wisconsin state law, when a well and pressure system inspection is performed as part of a real estate transaction, only a licensed water well driller or licensed pump installer may provide a professional statement regarding the system for compensation. This includes evaluating the location, compliance, condition, capacity, and performance of the well.

Guardian Well & Septic is a licensed pump installer and is fully qualified to perform these inspections in accordance with all state requirements.

Scope of the Inspection

Our licensed well inspection professionals conduct a thorough visual inspection of the well and pressure system. We evaluate the system based on the regulations found in NR 812 of the Wisconsin Administrative Code to identify any visible and known noncompliant features.

Because well regulations have changed over time, systems are generally required to meet the standards that were in effect at the time of their construction. However, there are exceptions to these "grandfathered" rules, and our inspectors will identify any specific features that do not comply with current safety requirements.

While we perform a comprehensive visual check of functionality and condition, certain components - such as well casing depth or buried contaminant sources - cannot be seen without opening the well, excavating, or conducting a records search.

Comprehensive Water Quality Testing

With every well inspection, we provide a comprehensive test through a state-certified laboratory to assess the safety and potability of your water. This testing measures for essential contaminants, including:

  • Nitrates
  • Arsenic
  • Coliform Bacteria (including E. coli)

Results are typically delivered within a few days. For homeowners who do not require a full inspection but want peace of mind, we also offer standalone water testing for a broader range of potential contaminants. While Guardian Well & Septic does not provide water treatment or chlorination services, we can recommend reliable providers if your results indicate that treatment is needed.

Inspection Reporting and Process

The results of every inspection are reported using the mandatory DNR Inspection Form #3300-221. We provide a completed copy of this form along with the water sample test results to the person who requested the inspection.

A typical inspection takes between one and two hours to ensure accurate and detailed reporting. While you are not required to be present, we encourage you to attend so we can walk you through the system's components. Please note that our inspector will need to enter the home during the process to evaluate the pressure system.
